Rising 725 meters above Sheikh Zayed Road, the awe-inspiring Burj Azizi is slated to become the world’s second-tallest tower, second only to the iconic Burj Khalifa. Architectural Excellence and Ambition
Designed by AE7, a renowned architectural consultancy, Burj Azizi is poised to be a multifunctional vertical city. With a budget of AED 6 billion, this skyscraper will feature unparalleled amenities, including the world’s highest hotel lobby, restaurant, nightclub, observation deck, and hotel suite. Erik Hokanson, AE7’s principal and design director, aptly described it as a “one-of-a-kind vertical destination,” reflecting Dubai’s forward-thinking ethos.
The structure will house a vertical shopping mall, a luxurious seven-star hotel inspired by seven cultural themes, residential spaces such as penthouses and apartments, wellness centers, swimming pools, gyms, cinemas, and even an adrenaline zone that promises a unique experience of “living in the clouds.”
Engineering Challenges and Innovations
Building a skyscraper of this magnitude is not without its challenges. Unlike conventional structures, Burj Azizi’s mixed-use design requires intricate planning. Multiple entry points for hotels, residences, the vertical mall, and the adrenaline zone must coexist seamlessly within the tower’s limited footprint.
One of the most complex aspects is the optimization of the building’s core, which houses essential systems such as elevators, egress stairs, and mechanical rooms. “Every square meter counts,” remarked Hokanson, as the team meticulously balances structural integrity with usable space.
Adding to the challenge is the tower’s slim base, measuring just 57 meters by 57 meters, making it one of the narrowest super-tall structures in the world. Wind tunnel testing, conducted with experts who previously worked on the Burj Khalifa, ensures the building can withstand lateral forces and gravity loads.
A Vertical Landmark in a Crowded Skyline
Located in one of the busiest districts of Dubai, Burj Azizi is being constructed on a plot purchased by Azizi Developments in 2017. The site already had foundations for a previously planned 528-meter tower, which were adapted to accommodate the new design.
“The design emphasizes verticality,” explained Hokanson, with sleek vertical glass blades and mullions accentuating its form. At night, the tower will transform into a visual spectacle, featuring a dynamic LED light show that will enhance its prominence in the cityscape.

Moosa Swaidan, AE7’s vice-president, described it as a tribute to Dubai’s achievements in engineering, design, and innovation.
